What you decide to do with that information is up to you!What I Can't Do/SayI can't say you should not buy this home because levels are way too highbut I can show and provide you the info to make your own decisions.I can't say you should consider the school with multiple cell towers and high radiation exposure for your kids but I can show and provide you with levels I have taken at different schools or have you measure yourself or your kids as you walk into the school premises. (Note this would be for informational purposes only as we can’t walk inside the schools just outside where they would play, eat etc. (SEE our EMF AND SCHOOLS section)I can't say you should not buy this home because there are fields which can’t be shielded against.but I will tell you if there are fields that can’t be shielded againstI can't say these specific levels WILL cause specific issues (because everyone will react differently)but I can share with you the GROWING number of health conscious doctors, professionals and organizations research, findings and recommendations. This is a great option for EMF and EHS sensitive buyers who would like some guidance on how they can test their future living environment. Walkthrough & Home Search Process A quick and easy assessment of the environment as we walk through different homes, neighborhoods etc. Our goal here is to find and look for radiation that can’t be shielded against or very high levels of specific types of radiation. Hire me once you've narrowed down your home options!Please note that this is not a professional level or full assessment but will help those who need it NOW and need to quickly understand the environment.This limited assessment includes:Assessments of Magnetic Fields - Entering bedrooms and living spaces from outside overhead and/or underground powerlines. This is the first level of determination on whether a home is a good option as there is not an effective/affordable shielding against magnetic fields from outside powerlines or other sources.Please note that NOT all powerlines produce magnetic fields strong enough to be a problem – this is why we measure.We will not be able to TEST for the sources inside the home since we can not interfere with the home systems but can outline potentials.Next are the cell towers, antennas and smart meters located near the house or condo buildings. For Radio Frequency, we do have shielding options, so we will need to evaluate based on levels what types of shielding would be needed so you will be aware of the different options, costs ($$) and timing to implement those and what you can expect as a result. With older, historic homes (built before 1940s)– we may run into "knob and tube" wiring. These may have circuits in walls and floors that are ungrounded and unshielded. You may want to understand the cost of Rewiring before you decide to make an offer. This would require a certified electrician. EMF Inspection Contingency Addendum Once you find a home, we can add this as part of your contract and work with the home inspector during home inspection and/or certified electrician. This would be added just like a home inspection, pest inspection, radon inspection contingency to a contract. What that means is that, if you do not get a good “level” or inspection, you can walk away from a property. This is explained as part of Health concerns like mold and lead based paint. Furthermore, EMF mitigation may be negotiated with the sellers just like radon remediation etc. EMF Comprehensive Assessment (After) We can do this after you purchase the home and move in. You will bring and setup all your items into your home. We can measure the levels after you have moved in and provide you with some guidelines to create healthy environment at a level you choose.This assessment includes wiring errors, electric fields in bedrooms and living areas at different times and with different items you have installed, currents on grounding systems and/or pipes and radio frequencies from the devices you decide to install or bring into your new home such as routers etc. Service LimitationsMy goal is foremost helping people – so whether I teach you to do this – even at a limited level or I do it with you – the intention is to educate, inform, empower you with knowledge and experience so you can make the best decisions to protect yourself and your familyPre-Purchase Home Inspection is a “limited” (spot measurement) assessment as we:We are taking measurements at a specific time – MF’s may change throughout the day/week/month or even later date with new installations of cell towers, smart meters etc. (Yes 5G is coming soon!) We do not have permission from the owner to inspect the home, so in this case, we will measure for EMF’s that you have no control over and cannot effectively reduce, eliminate or shield against once you move in. (See the full service assessment breakdown to understand the difference)We do not have all the items in the home to understand the full impact of EMFs. You will be bringing in your own items which may add to the measurements.We do not have knowledge of upcoming “changes” or agreements into the neighborhood or condo building. You may purchase a penthouse unit only to find out a new antenna will be added to the roof next to your unit! Or smartmeters will be outside your bedroom window. Your environment may change – such as new construction, new Lines etc. we have no control of this.
